yeah, I've been going back and forth. I'd like to be able to access the money easier when I go to buy instead of having to sell my house to get the down payment...but equity is a good thing too

there are better financial instruments than mutual funds

basic bank cd's are better for starters, also gov bonds (especially while the dollar is weak) like T-Bills, treasuries in general....

A will not earn interest, it will just pay down your house.

and there is always the chance that those mutual funds will actually lose value...with housing it's pretty rare (although it just happened) that property values decrease for any reason

Bonds usually carry about 8%

i checked Wells Fargo and they seemed low.

if i did mutual funds I'd look at their track record for the last several years...but i'd like to get something that averages higher than a traditional savings account

when people say my 401K dropped 50% last year it's because the mutual funds dropped 50%

T bills, T Notes are things that generate income twice a year (except fot TBILLS which are just sold below par and at the end of the year you get full par) and you know exactly what it is

paying the loan down an extra $5K will not get you any more money than $5K when you sell the house. any increase due to appreciation has nothing to do with the increased paydown.

but your money is not quite as liquid. it takes a few days to get your money out as opposed to being near instant with a savings account at a bank like Chase or Wells Fargo.

where is your savings even over 5 or 6 years? you only get savings on unpaid interest if you keep paying through the life of the loan.

extra payments go straight to principal and your interest payments stay the same until the very end.

if you sell the house before the loan is paid off you never realize the interest savings.

10 with 5 int and 5 princ

all of those accounts have fees...they're just indirect fees, meaning that they take the fees out of the general asset fund lowering the "value" of the fund.

Vanguard doesn't just manage your money for free because they like you and you seem swell

generically speaking? yes.

or else they'd be recording too much interest income in their financials.

all that sits in your "loan" with the bank is the principal balance, every month they calculate the interest based on the principal that currently sits on the balance of the loan...so if you've paid more principal than you had planned the interest charge for that month is lower than your original amortization table. Your payment doesn't change though. So not only are you lowering your principal by paying in extra, more of your regular payment is going towards principal as well lowering the interest that you're being charged.
